Objective / Purpose: 

The Vice President of Revenue Management is to ensure the portfolio of hotels is maximizing total hotel profitability, including optimized pricing, distribution, and revenue management. Lead and develop revenue management team’s top talent. Responsible for creating alignment and leading strategy between all departments. This is achieved through a high level of analysis to interpret market trends and dynamics. The desired candidate must possess strong leadership qualities, communication abilities, and analytical skills.

Areas of Responsibility (AOR)

Primary areas of responsibility include, but are not limited to the following:

  • Recruit, train and lead Revenue Management leaders, Revenue Coordinators, and Group Coordinators.
  • Manage key accounts to maximize resources, with and not limited to Marriott leadership, CoStar, and Amadeus contacts. 
  • Lead communication and strategy planning between Ownership, Operations, Sales, Marketing, and Revenue Management team to guide aligned strategies based on need.
  • Be the expert on global industry trends, behaviors and conditions to communicate to corporate and hotel leadership.
  • Determine optimal business mix and segment potential between the group and transient sub-segments.
  • Complete pro-forma analysis to identify long-term expectations of property performance.
  • Perform feasibility studies on potential development opportunities and evaluate the viability of data being provided.
  • Monitor markets for new competitive supply and complete impact analysis on existing properties.
  • Be expert user of all available systems for department support, and data analysis expertise, including: KHMS, CoSTR, Demand360, MARSHA, One Yield, MRDW, CI/TY, mDash, Opera PMS, GMS, Predictive Index, Pacer AI.
  • Lead efforts and coordination with department leaders on system enhancements and processes to improve revenues and results.
  • Create and update dashboard reporting with KPI’s for entire company and individual properties.
  • Incorporate specialty data such as social media presence, GSS scores and review sites to determine impact on hotel performance. 
  • Work together with the sales executive committee and other corporate leaders to align revenue-impacting goals and efforts to include Front Desk initiatives, F&B, other top line strategies, and ancillary fees.
  • Guide group strategy with the Corporate Director of Sales to adjust the needs and trends, identifying and producing opportunities in pricing, team training and processes for both group and catering.
  • Partner with sales executives to analyze group data trends including pace, funnel, sources, lead volume, pricing efficiency, conversion rate, and turndown reasons.
  • Use Sales system reporting to optimize function space usage, catering pricing and menu planning.
  • Assist F&B leadership to establish menu pricing and cost analysis.
  • Monitor and guide topline forecasting process company wide.
  • Lead the annual budget process for the rooms department, ensuring a process is set to establish budgets by month and segment for the upcoming year, and present to stakeholders.
  • Analyze production of revenue management promotions and campaigns to determine the most effective tactics and impacts. 
  • Lead weekly meetings with revenue management team to identify challenges and areas of progress to improve performance.
  • Conduct frequent 1 on 1 meetings with the revenue management team.
  • Be an active member in industry advisory boards, including brand and HSMAI.
  • Designated travel to perform property revenue audits, competitor site visits, industry conferences and required events.

Supervisory and leadership responsibilities include achieving results through providing direction and accountability of the following Grand Performers within the culture and policies established by the Kessler Collection.

  • Regional Director of Revenue Management

  • Revenue Coordinators

Minimum Qualifications

Education, License, Certifications, Experience

  • Associate’s degree - preferred
  • Hospitality or related industry experience - required
  • Previous revenue management experience – required
  • Proficient in Microsoft Office and Excel - required
  • Valid Driver’s License – required
  • Knowledgeable of hotel market - preferred

 

Work Environment / Conditions

The work environment/conditions described herein are representative of those that an incumbent may experience.

  • Must be comfortable working in a shared space, with constant noise, without the use of a private office.
  • Must be able to cope with frequent changing priorities and deadlines with a high degree of optimism, professionalism & collaboration.
  • Schedules may vary from week to week based on business demands in excess of 40 hours with or without notice.
